Two weeks’ time frame, we can have you funded pretty quickly! But if it is a commercial deal, it will take more time to close.
We want to have a relationship with you. So, you come back to us to have all of your deals funded.
For some we require a 10% down payment. We will lend you 90% of the purchase price; 90% of the rehab money as long as it does not exceed 65% of the ARV (After Repair Value).
We do have loan programs that go much higher on our LTV’s and programs where the borrower doesn’t put any money down. This is where relationship comes into play, and then this kind of financing becomes available to you.

Do you need money for a deal?
We Are Private Money Lenders
- If you are going to live in the property, we cannot provide you with funding.
- We are deal driven. We want to know that you have a good deal.
- We want to know that you will be able to pay back the loan. Do you have cash reserves, do you own other property, do you have a job? We ask for your personal guarantee on the loan. It’s your way of telling us you will make sure the loan is paid back no matter what.
- We are a Risk To Reward Lender. That means the lower the risk you are the better the rate, interest and points will be that we give you. The higher the risk, the better job we must do to protect ourselves.
- We ask you questions to help us understand your deal and learn more about you. Then we can share with you what your loan terms and costs would be.
- We will get an appraisal done.
- When you come to us for money, we need you to already have a deal under contract, for us to look at.
- Don't worry about how much money you need, just let us know!
